“What do I do During a Showing?”

Naturally, a showing of your home can be a nerve wracking experience, you want your home to impress and leave good impressions. You want your home to sell. But getting all jumpy about it is not going to help. Be calm, everything will be fine. There isn’t much else to do but relax now that you’ve prepared. Try to be understanding, the agent may have had some other homes lined up also for showings before yours, and she or she might be a bit early or late. It is difficult to be precise on timing.

Keep Pets out of the Way

Make sure you keep your pets out of the way. Whether or not the viewers love pets, it can be distracting either way. Pet lovers will want to pay attention to the pets, and be distracted from your home, and those who do not have or want pets will be distracted by them also.

Children should be seen but not heard. Sure, it’s a new experience for the children, and they have a right to be excited, but they should not disturb the flow of the showing. Ask them to stay away, go outside and play or stay in one room and watch television.

Answer the door as you would for any welcome guest. Let the agent take care of introductions. If there is a situation that the agent needs to know about- such as a sick child in one of the rooms, let him or her know then. You should invite the agent to start showing your house and then excuse yourself.

Discreetly remain away from the buyers. You will want to be as helpful as possible, but you may intimidate them. They need to be able to discuss the home freely with one another. The agent also needs to learn from the viewers how they are responding to the home, and your presence may limit the free communication.

What do you do then? Read something, watch television, take a walk, or just settle down in a room. When they come to the room that you are in, you can leave if you wish, but you don’t need to. You don’t want them to feel like they’re chasing you around the house. One room that you should try not to be in, it would be the kitchen considering that this is the room that the buyers will most likely spend the most time in.

If you are asked a question about the neighborhood, school, or something else about the area, you are welcome to answer as pleasantly as possible. Try to avoid getting engaged in a conversation, as it will distract them and may put the agent behind schedule.

The listing sheet that the viewers will have in their possession would clearly identify items that are included and excluded int he offered property. Don’t try to initiate conversations about other property you might want to offer. It is not necessarily, and rarely is, a deal maker. It is distracting, and there will always be time afterwards at the offer presentation time.

As much as you love the home, don’t let yourself do the agent’s job. Whether the agent mentions the new appliances during the showing, or afterward, it is in their hands.

Just remember that you have done all that you can. Just let the agents do their job as you have the chance to relax. Soon enough you will get a call congratulating you on an offer put on your home!
